Rural Subdivision
Subdividing rural land- where do you start? Is it possible on your rural site?
Subdivision of rural land is very different to in residential areas- in most instances its restricted and you’ll need to meet certain criteria before you can even start investigating the actual physical subdivision works. Features of your site can also impact rural subdivision, both in a positive and negative way, and you should use a land development consultant with rural experience to manage the process for you.
Planning Plus™ has over 60 years of combined experience in the industry, including being current consultants for Auckland Council where we regularly process rural subdivision consent applications. Hannah was also requested by Auckland Council to provide feedback on the Council’s Rural Subdivision Practice Guidance Note, recognising her 21+ years of experience in rural development. The Planning Plus® team understand all aspects of rural subdivision, including New Zealand subdivision costs.
We’ve been working in rural environments for over 21 years and help clients obtain resource consent for all types of rural subdivision. This includes:
- Subdivision based on the protection of wetlands (wetland lot),
- Subdivision based on the protection of bush (“bush lot”),
- Subdivision based on the replanting native bush,
- Boundary adjustment (also known as boundary relocation),
- Countryside Living Subdivision (Standard),
- Countryside Living Transferable Rural Sites Subdivision (TRSS).
- Amalgamation based subdivision,
- Rural subdivision where the District Plan or Unitary Plan standards aren’t met. These types of resource consent applications can be more complex, but not complying with rules doesn’t necessarily mean your project is high risk. Planning Plus™ has bene involved in many rural resource consnet applications where rules aren’t met.
