Wellsford Development Feasibility

Our social housing client was looking to buy land specifically for terraced housing and had identified a potential site in Wellsford. However, the site was in a lower density zone, where this level of residential intensity wasn’t usually anticipated by the Auckland Unitary Plan. They needed to understand the planning risks associated with their ideas before committing to buy the land.

Working with architects and engineers, we used our knowledge of the Unitary Plan and extensive experience to provide our client with detailed planning advice, clearly setting out the potential resource consent application risks, options for addressing these, opportunities for development on the site, specialist inputs and assessments required with the resource consent application, potential for notification, and the overall likelihood of success. This was all central information for our client, before committing large sums of money to purchasing the site- they wanted to ensure they weren’t making assumptions about the development potential of the land.

Our client was then able to use this development feasibility report to present to their Board and make an informed decision on proceeding with the purchase.
